Dwelly is rebuilding the UK letting market from within, acquiring fragmented, operationally outdated agencies and equipping them with a proprietary AI platform.

In a sector worth £100 billion that has largely missed the digital era, Dwelly is demonstrating that AI-enabled rollups can deliver compounding improvements in speed, service, and profitability at meaningful scale.

The company was founded in 2024, born from direct experience. Both Ilya and Dan encountered the dysfunctions of the UK letting market personally — the opacity, the slow agencies, the difficulty of securing a flat. Where others accepted these realities, they identified a structurally fragmented industry precisely shaped for transformation. Drawing on the AI rollup model gaining attention in Silicon Valley, they recognised the UK lettings sector as an exceptional candidate: large enough, fragmented enough, and sufficiently behind the times to reward a bold intervention.

To realise this, they made a significant personal commitment — relocating from London to Hull to be present at the site of the first acquisition and to build the AI platform in close proximity to real operations. The model remains largely unproven, and pursuing it required accepting full exposure to financial, professional, and personal risk, with no certainty of outcome.

Since the first acquisition in April 2024, Dwelly has completed 11 acquisitions in total. In 2025, Dwelly has entered the top 15 letting agencies in the market and operates over 10,000 properties with over £200M in GMV.

The operational results are measurable:
– AI allows us to handle more properties profitably and double the EBITDA margin.
– AI has boosted efficiency, reducing letting times by a third.
– We’re delivering a better experience for tenants and landlords, with AI cutting maintenance resolution times by 30% (yes, AI can direct a plumber pretty well, and we’d be happy to tell you more about how it works).
– Our platform generates an average of 10 validated offers per property, a significant leap from the 1-2 a traditional agency typically receives.
– We’re on track to reduce the average time to resolve a maintenance request from 50 days to just 10.
– With the help of AI, each of our agency managers can now handle over 300 units, up from 100, while still improving the quality of service.

The AI rollup model (applying artificial intelligence to systematically acquire and transform an entire traditional industry) has rarely been tested outside of theoretical discussion. Dwelly is providing the first working proof of concept in the UK real economy, demonstrating that the model can operate at scale, generate real returns, and serve as a template for replication across other fragmented sectors.
