A Chat with Melissa Lewis, Founder & CEO at ML Property Venture

The ML Property Venture team sources properties and developments for investors. We work with both first-time investors and seasoned investors who have an established property portfolio.

We also offer property services, such as viewings, inventories, inspections, tenant check-ins/outs, etc.

Finally, we manage our own House of Multiple Occupancy (HMO) property.
 
 

 

How did you come up with the idea for the company?

 
I was originally working full-time in HR, following my HR Management degree. I set myself the goal of becoming a Senior HR Officer/HR Manager by the time I was 30, however, I achieved this when I was 26.

I also bought my first property (which I live in now) during that same year, so I decided from there that I wanted to ‘go into property’. I initially started off as an online estate agent franchisee, and networked with investors who were looking for investment properties only.

I then decided to set up my own company, focusing on just investment property. We started off just finding properties in Essex, but that soon grew to properties, land and developments around the UK.
 

 

How has the company evolved during the pandemic?

 
We decided to get our first House of Multiple Occupancy (HMO) on a rent-to-rent basis as we saw a need for landlords wanting guaranteed rent following the changes in tenant demand that the pandemic caused. We also increased our range of property services, as we were seeing that more property management companies and self-managing landlords were wanting to outsource these routine tasks.

Therefore, our company has evolved to offer more services to suit the needs of others in our industry. We’ve also partnered with other organisations, (for example a recent partnership has been with an agency, who set up limited companies for investors wanting to purchase their buy-to-let properties in a limited company); which has allowed us to become a central hub for all things property.
 

What’s the one key thing that you have learned since you became an entrepreneur?

 
I’ve learned that there’s no such thing as a bad decision – if the outcome doesn’t go as planned, what seems like a failure is actually an opportunity for improvement. It’s all about weighing up risk versus reward.

I’ve also learned to believe and trust in myself and the decisions that I make – neither life or business is going to go smoothly all the time, so whilst external factors can play a part in decisions, everything is my choice
 

What can we hope to see from ML Property Venture in the future?

 
We’re currently working on taking on another HMO, as we want to support the housing market by offering comfortable and affordable housing, whilst taking the pressure off landlords. We’re also expanding our team, so that we can offer more solutions to investors property problems.
