A rural land listing tells you the price and the acreage. It does not tell you whether the well can support a household, whether the water rights are actually usable, or whether zoning allows off grid building at all. Buyers find that out after closing, when it is too late to walk away. Real estate professionals feel the same problem from the other side. A deal that looks straightforward can die weeks into escrow, nullifying months of work.

Following a decade of population loss, rural counties in the US saw a net gain of nearly 1 million residents between 2020 and 2024, driven entirely by migration. Tools for buyers and agents have not kept pace with that shift. GoOffGrid.tools removes that friction before an offer ever goes in. Enter an address or coordinates and get an instant 0 to 100 score across weighted dimensions pulled from public government data: water access and rights, legal access, energy potential, natural hazard risk, food production, buildability, healthcare access and communication connectivity. What used to mean calls to a surveyor, a well driller, and county offices now takes about a minute. Agents use the free score to flag risk before a listing reaches a buyer, or to back a price with data. Since launching in June, organic search impressions are up roughly 900 percent and site visitors up more than 500 percent month-over-month, with average search position moving from the twenties into the top six, all without paid marketing.

The company started as a free scoring tool. The central challenge was pulling flood maps, well logs, soil surveys, broadband coverage and zoning records from hundreds of disconnected state and county sources into one clean, reliable pipeline without a large team.

That same data pipeline also powers a second product, aimed at what happens after closing. Buyers who do their homework on the land still tend to get the build wrong. Solar systems sized to average production can fall short every December. Water storage might not match what a household and livestock actually draw. Building a barn before power exists means other, more important things get skipped.

The Homestead Plan, launched this year, answers that. It sizes eight interconnected systems to a specific household using the same data behind the score: solar and battery capacity calibrated to the property worst case production month, water catchment and tank sizing, garden planning, livestock limits, septic feasibility from soil data, heating needs, building budgets and a phased construction sequence. It is 99 dollars standalone, or 49 dollars for anyone who already bought a Property Report on that property.
